Contractor agrees to perform semi-annual maintenance on two (2) tilt-up hangar doors. The frequency of semi-annual maintenance shall be no more than one hundred eighty (180) days between services with the first semi-annual maintenance occurring within thirty (30) days of contract execution. All maintenance performed shall be to ensure compliance with minimum manufacture’s operating specifications for the model and make of this equipment. A. Lube all points of friction, including but not limited to, rollers, bearings, gears, and guides. B. Ensure the doors are balanced, the motor limiters are properly adjusted, the drive chains are tight, and the manual system is in proper working order. C. Inspect and test all door functions including, but not limited to, the electrical wiring and connections, chains, chain shafts, gears, and bearings. D. Check hydraulic cylinders, hoses, fittings; check limit switches and switch arms; Examine cylinder pivots; inspect sub frame; check fluid level in reservoir; inspect valve block in motor/pump; and check all electrical components. E. Rate for semiannual maintenance shall include belts, cleaning chemicals, oil, grease, hydraulic fluid, cleaning rags, switches, and fuses. F. Power-wash hangar doors on an as-needed basis and as requested by the CPS Lieutenant.
