Specifications include, but are not limited to: A. Provide evidence of the General Contractor's licenses required by the South Carolina Department of Labor, Licensing and Regulation (LLR) to perform this project. B. Thoroughly review plans, conduct field measures and adhere to project specifications. C. Construct a comprehensive renovation project in accordance with the Secretary of the Interior's Standards of Rehabilitation for historic preservation and restoration projects. D. Perform architectural, structural, electrical, plumbing and HVAC upgrades while maintaining the building's historical character. E. Coordinate with the County's designated representative to address any questions, concerns or clarification needed; Preservation South, the County's Historic Site Project Manager, will be County's designee with regard to decisions made during construction, from an historical impact. F. Follow required safety protocols and ensure a safe working environment for all personnel involved in the project. G. Ensure that work meets or exceeds industry standards and complies with historic preservation guidelines. H. Establish a project timeline and provide regular progress reports to ensure timely completion; the project shall be completed within the agreed-upon timeframe established during Contract Negotiations. I. Address any recommendations or comments regarding construction, based on inspection of work by the County or designee. J. Deliver all renovated space in a clean, "move-in ready" condition, free of all construction debris. K. Provide detailed closeout package to include as-built drawings, warranties, operation/maintenance manuals, etc., upon project's completion.
