Specifications include, but are not limited to: LITTER CONTROL All debris and trash will be picked up as the first responsibility of the work shift. All outside trash containers are to be emptied and the plastic bag inside changed on Monday, Wednesday, and Friday, and is to include all smoking debris and smoke stands. The dumpster areas are to be clean and swept Monday, Wednesday, and Friday. DOORWAY, ENTRANCES, AND OUTSIDE BENCHES All doorways and/or entrances will be clear of debris and dirt and will be blown after each service. PARKING LOTS AND FENCE LINE CARE Contractors will sweep the gutters in the parking lots Monday, Wednesday, and Friday. This task may be performed with a handheld blower. The parking lots should be weed free. All parking lot and/or fence lines will be cleared of all debris and weeds. HAND-RAKING ALL BED/WASH AREAS All planter beds/wash areas will be raked and weeded weekly. LANDSCAPE CARE All bushes must be trimmed so that the building appears neat and orderly. Trim all plants and shrubs to contain growth within planter areas and maintain a neat, natural, and uniform look. All trimmings will be done quarterly in the months of February, May, August, and November. All trees and bushes are not to touch any buildings or block pathways/sidewalks. Fertilize all area beds twice a year and keep free of weeds and other debris. LANDSCAPE PLANT AND TREE REPLACEMENT Any and/or all dead plants must be replaced with the same type of plant after notifying Buildings and Grounds and providing proof/pictures of dead plants. Upon approval, the plant will be replaced, and a picture will be sent to Buildings and Grounds as proof of replacement. Upon verification of replacement contractor may bill for the replacement of the plant. TREE CARE Trees must be maintained, pruned, and trimmed up to 12' in height for all mature trees, and presentable and neat for all younger trees. Cuts will be flush and clean, leaving no stubs or tearing of bark. Major pruning will be done during flowering or plant's dormant season. Monitor trees that are staked or guyed. Loosen or remove supports when appropriate to prevent girdling of the trunk and encourage root development for support. Palm Trees will be trimmed on an annual basis. It is the contractor's responsibility to remove fallen, split, broken branches, and/or damaged trees. The removal process will include stump removal and replacement trees approved by Buildings and Grounds. IRRIGATION OPERATION AND MAINTENANCE The irrigation will require a weekly test of all systems. Test and inspect the irrigation system to ensure proper operation of sprinkler heads, bubblers, emitters, valves, and clocks. Check and repair sprinklers or emitters (as needed) during weekly maintenance servicing of the property. This will include, but is not limited to, backflow prevention devices, the clocks, valves, line heads, and bubbler. Minor Irrigation Repairs: Buildings and Grounds will be billed for minor repairs after verification of old and new parts are installed. Damage caused by contractor will be repaired at no charge. Major Irrigation Repairs: Any repair over $1500 must first be approved by Buildings and Grounds (e.g. repairs made to valves, mainlines, PVB' s and irrigation clocks. WATER MANAGEMENT Contractor will adjust irrigation clocks to comply with the Southern Nevada Water Authority (SNWA) watering restrictions. Any requested deviation from the watering schedule will require authorization by Building and Grounds. Irrigation systems will be adjusted to minimize water run-off and over-spray. Buildings and Grounds will notify contractor of any warnings or violations received from the SNWA for repairs.
