Specifications include, but are not limited to: A. The Firm shall be responsible for the day to day management and operation of the off-street public parking lots associated with the Intermodal facility and the Public Defender/Prosecutor facility consisting of approximately (64) SIXTY-FOUR spaces. B. The Firm shall be responsible for maintaining lot space striping and numbering, all necessary signage, signage repairs, money collecting and depositing, ticketing and enforcement of the parking lot, towing if necessary, and all other typical parking related business services as needed to manage the lots. C. Parking rates for the lot are subject to review and approval by the City prior to initiation on-site by the Firm. Proposed changes in rates shall be submitted to the City for review at least thirty (30) days in advance and is subject to mutual approval. D. Each individual lot shall have a tiered number of paid public parking spaces available, based on the hours of significant building activity, with maximum paid public parking availability at the Intermodal Facility during the evening or early morning when transit operators are actively loading or unloading passengers and after normal business office hours at the Public Defender/ Prosecutors. E. Payment shall be made on a monthly basis to the City by the 10th day of the month following the end of each calendar month. The Firm agrees to provide the City with a monthly revenue report showing the gross income received and the itemized deductions from which the percentage rate is determined. Delinquent payments shall be charged interest at the maximum rate allowed by law. F. The City will maintain the existing lighting as provided as an integral part of the street lighting. Costs of any other lighting will be borne by the Firm as part of the parking areas operational costs. G. Only approved signing necessary for the parking operation of the premises will be allowed. The Firm shall be responsible for the costs of any signing. H. The Firm will be responsible for, and shall pay the cost of, all improvements and equipment for required for the operation of the premises. In general, improvements allowed on the property will be kept to a minimum and may include such items as ticket booths, ticket spitters, gates, signs, and stripes necessary for the operation of the areas for public parking. Any improvement or change shall be approved by the City prior to installation. An alteration of existing parking lot layout constitutes a change and requires advance approval. I. The Firm shall be fully responsible for the care and maintenance of the premises and surrounding sidewalks. This maintenance includes but is not limited to: removing debris and trash, painting of stripes and signs, removing obstructions and hazardous materials and keeping the bumpers, planters, and all improvements to the premises in excellent condition. The Firm will not be responsible for structural repairs.
