This project will require licensed plumber and electrician to complete the scope of work. First part of this job will be in the attic. Add a metal railing and post on the stairs. Due to the nature of the partial open stairwell it will require three 2x2 metal post with flanges to direct mount to the treads. Use 2 rake sections of railings to make the span from first step to the top landing. The window on the south side will need to have replacement vinyl installed in the openings trying to keep same profile of the originals. The sashes have been lost so they cannot be put back in place. Glass must be tempered. Install a smoker/co2 on this level. The bathroom on the second floor will have the free-standing tub removed as well as the toilet. The pedestal will be reused in this remodel. The waste line and vent has been exposed on the first-floor kitchen wall and ceiling directly below the bathroom. This cast has had leaks and is currently leaking. This will need replaced as much as possible converting to PVC accommodating the new fixtures in the bathroom. Need to leave the windows in the exterior wall however a safety film needs to be applied on the glazing. Need to rough in and install tall stool. Need to rough in for the pedestal. The shower will be a remodel walking unit and will require framed wing walls enclosing the sides and place for handles and showerhead. The slope ceiling will need to be accounted for, may require to put the shower unit out further. Think the layout being roughed in pedestal next to the window with water closet in the middle, leaving the shower on the end. Will need to make sure that there is enough for egress enabling enough room for foot traffic coming from the bedroom to the bathroom. Drywall after inspection with green board using 3 coat mud and tape. Sand and ultra-hide primer is required. A floor replacement once bathroom walls have been completed. Wall Light over the pedestal, fanlight combo vented to exterior, and GFCI receptacle’s per code requirement. Wall light and bath fan can be on one switch. Delta Plumbing fixtures required. Install base shoe around the baseboard in the bathroom installing tight to the new flooring. The basement has two meters and two panels now. This will need to be converted to one-meter socket installed on the exterior and one panel with a main breaker shut off. This service may need to upgrade to a single 200-amp service. GFCI will need to be installed in wet areas including the basement. Smoker/co2 combinations with lithium 10-year batteries. Replace a section of 6” trunk and elbow on a supply air that has rusted through. Install 3 sheet metal screws per connection. The last part of this job is to install a metal railing down one side of the front porch steps and a second railing down the concrete steps going to the street. Railings need to match and be on the same side. Remove siding on the back deck where heat has deformed the vinyl from heat and replace with like kind. The Chimney on the roof will need to be tucked pointed and apply a skim coating of water proofing product. This may be a product like Sure wall or a Hydro cement that will be hand troweled on. Coverage should be the entire chimney. Make sure to tarp the roof in the work area as not to damage the shingles. Follow the manufactures directions on the application of the chosen product. Recommend when scheduling walk through on this one to include the construction officer along with your subcontractors intending to be hired on the project.
