A. Monthly Service: 1) Contractor shall perform testing of the fire pump well to include checking the fluid level, starting fire well pump test and run for ten (10) minutes. Contractor to ensure bleeder valve is adjusted while pump is in operation. 2) Contractor shall sign in and out and leave work order to confirm fire well pump has been tested, and inform site contact immediately of any deficiencies. 3) Contractor shall provide log sheet to be kept hanging in conspicuous place so technician can sign once testing is completed. B. Quarterly Service: 1) Contractor shall perform wet and dry fire sprinkler testing and inspections per the NFPA. 2) Contractor shall perform water flow test to ensure pump is operating at its maximum potential. 3) Contractor shall inspect and test all tamper switches, control panel, batteries, power supplies. C. Annual Service: 1) Contractor shall perform dry sprinkler test and inspection per the NFPA. 2) Contractor shall perform fire pump flow test and inspection. 3) Contractor shall test all fire extinguishers and submit a report on any extinguishers that are defective or need to be recharged 4) Contractor shall inspect and test all smoke and heat detectors, pull stations, audio visual components and magnetic door holders. 5) Contractor shall replace batteries annually. 6) Maintenance and testing shall be scheduled in advance with on site- facility contact. 7) Contractor must sign in and out when visiting the site for any reason. 8) All work must be done during normal business hours, Monday – Friday, 8:00AM – 5:00PM.
