OLCC is soliciting an RFQ to award a 3-year contract to an Oregon licensed HVAC and Boiler repair/service company. The company will provide the following services as needed for 2 commercial warehouses with attached office space. Approximately 230,000 sqft warehouse space and 53,000 sqft office space. Work would include, but not limited to, the following: HVAC: work includes package rooftop A/C units with gas heat, rooftop heat pumps, split systems, natural gas ceiling heat units, server room Liebert's, controls work, Direct Digital Control (DDC) manifolds, Tracer Summit Control (TSC) program, sheet metal, and duct work. Contractor must have the ability to diagnose, repair, and install new parts for HVAC and Boiler, when approved in writing by OLCC. Boiler work: OLCC has two low pressure steam natural gas fired firebox boilers and about 100 steam radiators with piping in tunnels and ceiling hung in warehouse. Contractor will be required to repair, replace or install new steam or condensate lines, pipe fitting work, steam traps, condensate pump stations, boiler electronic controls, when approved in writing by OLCC. Contractor technicians must carry at a minimum, a current an Oregon class 3 boiler license. Contractor must respond to OLCC’s call regarding an emergency within ½ hour of our call to acknowledging our emergency with a phone call back, and within 2 hours to have a technician on site for an after-hour emergency repair that prevents the operation of warehouse or office for HVAC and/or Boiler issues.
