1. Conducting visual inspections of all equipment, replacement of all filters on a Monthly or Quarterly basis, and lubrication of bearings on fans and motors, replace fan drive belts once annually and Chemical condenser and evaporative coil cleaning for all units once annually. 2. Checking all heat pumps/Units for proper operation in both the heating and cooling modes at each Service Interval and cleaning all closed loop strainers once annually. 3. Winterizing the Cooling Tower in the fall, start up in Spring, Chemical Monitoring/ Maintenance during entire operating season and lubricating all bearings/lube points. 4. Servicing the boilers in the fall including: a. Replacing the ignitors and other Manufacturer recommended items. b. Cleaning the gas and air valves and adjusting their fuel/air ratio for best operating efficiency; and c. Checking and lubricating the circulating pumps quarterly per the manufacturer's recommendations. c. Closed Loop Chemical Monitoring/Maintenance monthly.
