The “County / City Block” is an approximate 4-acre parcel that is bordered by Church St, West Kennedy St, Spring St and Broad St. in downtown Spartanburg, SC. Several buildings and a telecommunications tower are currently located on this parcel. The City of Spartanburg City Hall complex was recently demolished. The County is in the process of relocating existing utility infrastructure out of the site. Spartanburg County has retained McMillan Pazdan Smith Architects to design an approximate 200,000 SF, 5-story County / City Administration building, an approximate 950-car parking structure and a public plaza on this site. In collaboration with the County, a private developer has also retained McMillan Pazdan Smith Architects to design approximately 250 multi-family units that will be coordinated with the County structures. Site Masterplanning and building design has commenced. The County is seeking Preconstruction Consulting services from a qualified Construction Manager to help inform the Schematic Design and Design Development processes. This would likely include: • Site logistics (construction sequencing, staging, coordination, etc.), • Structural systems / Constructability (ie: foundations, CIP walls, elevated slabs, podiums), • Building system (ie: HVAC, façade composition, finishes, etc), • Construction pricing and scheduling input
