The City of Mesa desires to contract with a qualified Property Management Company to provide general day-to-day oversight and operation for the following properties: 424 W. Pepper Place Mesa, AZ 85201 Units A, B, C, D, E, F (Duplex Apartments) 432 W. Pepper Place Mesa, AZ 85201 Unit G (Single Family Home) 1649 N. Dresden Mesa, AZ 85203 (Single Family Home) 708 S. Mesa Drive Mesa, AZ 85210 (Tri-plex) The Contractor shall be responsible for standard property management functions and comply with Community Development Block Grant Program (CDBG) regulatory requirements as well as the HOME Investment Partnership Program (HOME) Program income limits and HOME maximum rent requirements. BACKGROUND: The City currently does not have a contract for property management services. The Contractor should plan to begin providing services to the City of Mesa as early as June 2024. The City of Mesa is the owner of the properties listed above. The acquisition of the properties was originally financed with the Community Development Block Grant Program (CDBG)/Neighborhood Stabilization Program (NSP), HOME Investment Partnership Program (HOME), and the rehabilitation of the properties was completed with the CDBG and NSP funds from the U.S. Department of Housing and Urban Development (HUD). The rules and regulations of the CDBG Program and applicable HOME regulations will be integral in the management and operations of the City of Mesa-owned properties.
