I. Exterior a. Replace pane glass windows with plate glass windows and add vinyl signage. b. Change entrance to double glass doors with ADA compliance like retail style c. Concrete patio outside front entrance for tables and chairs d. Moveable plantar boxes in between patio and road. e. Add a sidewalk to the side of building from curb to side door for employee entrance and deliveries. f. Exterior security light at side door g. Enclosed concrete pad for trash receptacles. h. Add an awning over front windows and doors with signage. i. Electrical outlets to support seasonal décor and additional event usage j. Outline exterior of building with Christmas style lights to be maintained year-round. k. Exterior lighting for patio and front entrance area l. Paint exterior of building m. Metal city trash can for patio area. II. Interior a. Remove acoustical tile ceiling b. Remove half wall from lobby area c. Inspect flooring for potential replacement to a more manageable material suitable for high traffic. d. Paint walls and install grid wall panels for retail displays, install brochure displays e. Add built in cash wrap in lobby area to include front shelves/displays for brochures and retail items f. Add additional electrical outlets for retail needs g. Add shelving and storage to breakroom and storage areas. h. Install public restrooms i. All restrooms to have hard wired auto flushing toilets, urinals and sinks. Latches on stall doors should be twisting deadbolt style with occupied/available visible from the outside. Restrooms should be fully enclosed stalls if possible and have handsfree hardware if possible. ii. Men’s restroom with 2 urinals and one handicapped stall with toilet. Restroom to also includes 1 vanity with sink with built in trash can, soap dispenser, paper product dispensers and air hand dryer. iii. Women’s restroom to have 3 stalls, one handicapped. Restroom to also includes double sink vanity with built in trash and mirror over vanity. iv. Family restroom to have one toilet, one sink, one baby changing table and other dispensers as previously listed. i. Technology i. Security system with monitoring ii. Telephone outlets at front desk and back offices iii. Outdoor digital reader board and built in digital wall screen with internet connection. iv. Speaker system to broadcast music from interior of building to patio III. Additional Work The City may add to these specifications with the joint approval of the Contractor and the City. All modifications shall be in writing. A. In the event that the City requires additional work outside of these specifications, the Contractor shall perform all work at a competitive industry price. B. Additional work may be added to the contract as the need arises. The Contractor shall perform all specified and approved additional work. C. The Contractor must be willing to provide a competitive price for additional work that may be added to the contract. The contractor will be required to demonstrate the ability to properly execute the expanded workload with the necessary increase in labor, materials, and equipment.
