1. After being selected, the CM-R will execute a Notice to Proceed with the Owner. The form will outline the Pre-Construction Phase scope of work, Schedule and Fee, and signed by the Owner and CM-R. 2. At the time of CM-R selection, the Schematic Design Phase will have just been completed. 3. The CM-R will be expected to participate in the design meetings during the Schematic Design and Design Development Phases in which will conclude in Fall/Winter 2024. 4. The CM-R will be expected to provide (2) detailed estimates (50% and 90%) within this period including pricing from sub-contractors as needed. 5. The CM-R will be expected to provide input regarding best construction practices, means and methods options, cost advice on design direction, and assist in the coordination of any value management efforts. B. Construction 1. After being selected, the CM-R will enter into a contract with the owner. The contract will be provided by the City to the selected firm and may be negotiated between the two parties. Failure to enter into a contract within 10 days from the CM-R receiving the contract will result in disqualification of the selected firm. The City retains the right to select an alternate firm if an agreement can not be reached. 2. Plans for approval will be submitted to the appropriate agencies. 3. Review and approval of all submittals, shop drawings, equipment brochures, and samples for all scopes of work included in each project. 4. Facilitate regular construction meetings, and distribute any corresponding minutes following each meeting.
