The Missoula Parking Commission is requesting proposals from qualified firms to provide Construction Manager/General Contractor services for the reconstruction of the Bank Street Parking Garage. The Bank Street garage, built in 2002, is a two-level precast concrete parking structure located at 125 Bank Street in Missoula, Montana. Pre-construction • Review all site agreements and commitments • Evaluate designs to include identification of errors and ambiguities to improve constructability • Provide alternatives to address challenges with the site • Provide cost estimates to help facilitate decisions regarding displacement of existing parkers and staging • Share construction industry practices, labor market trends, and material and equipment pricing and availability with the design engineer • Utilize the Schematic Design and work with the design team to formulate opinions of cost for the final design • Assist in shaping the scope of work to fit budget and schedule constraints • Identify potential risks and provide mitigation strategies • Provide construction pricing and timeline estimates upon completion of the final design • Negotiate the final contract with a guaranteed maximum price prior to approval and start of construction • Given the urgent nature of the project, MPC is looking to move towards construction of the project in a timely manner Construction • Monitor the approved budget, track project costs, and promptly communicate any potential change orders, regardless of cost impact • Provide monthly project budget reports • Create a baseline construction schedule and procurement schedule. Schedule monthly updates for forecasting activities and reporting on any adjustments to the schedule • Maintain a quality control plan for regular inspections and documentation of compliance with project specifications • Oversee and coordinate all scopes of work, including self-perform work and subcontracted work. • Develop a site logistics plan to include traffic control, pedestrian access to adjacent properties, parking displacement, and material staging • Implement a safety plan to ensure that all detours and displacements are safe and accessible
