PHASE I: from the top of the tower and continuing down to the top of the shingled roof below the top tower windows (see photo). • Restore from top-down • Strip roofing off top • Rebuild roof framing • New fascia /soffit– cedar with stainless nails -all primed prior to install • New roof sheathing • New rubber roof-with edge flashing and edge seam tape • Assessment to be made about water run-off from the connecting roof behind the Tower and water drainage management. • Restoration of all window casings, sills, soffit brackets, vertical trim. Bare wood sealed with CPES* • Rout soft wood with CPES-product by Smith & Co is called “Fill It.” • Larger holes fill with liquid wood then Abatron (product name)* • *CPES is clear penetrating epoxy sealer made by Smith & Co. And Abatron is a specific product also. An equivalent product may be used with SAA approval. • Upon completion of this phase the structure must be ready to prime and paint. Note: The extent of any flashing between the tower and the adjacent roofs is unknown. The architectural integrity of the tower is compromised by separating and decaying trim (mullion boards between windows, corner boards, window trim, soffits, and eaves) PHASE II: starting from the shingled roof below the two tower windows to the bottom of the second story tower windows (see photo). • Remove the vertical covering boards on the sides of windows • Replace or repair all decorative panels as currently exist below first tower windowscedar or mahogany-preprimed • Reflash above corner above second set of roofing – copper • New cedar vertical covering boards • All preprimed 4 sides • All trim work stainless fasteners • Strip and reroof second roof – Ice & water shield-red cedar “perfections” use stainless nails • Mill up new 3rd cornice moldings -use mahogany • Remove & replace fascia & crown-cedar and crown milled to match by mill shopmahogany • Upon completion of this phase the structure must be ready to prime and paint PHASE III: gutter system for water management • Strip back roof in valleys on main house • Establish open valley – rubber back section-re-shingle roof back down over rubber • Strip clapboards that run into main house roofing – reflash with copper – leave space then reside – red cedar G. V. G. (clear vertical grain) preprimed and use stainless fasteners • Replace gutter and downspout on left side of tower with larger system to handle water flow-2” lead outlet • Create gutter system on right side of tower from the main house valley, down the side of tower to the top of the porch roof • Upon completion of this phase the structure must be ready to prime and paint PHASE IV: Painting • One coat of oil-based primer • Two coats of semi-gloss latex • Color – California paint color (Flowering Chestnut and Asian Jute) • Contractor is responsible for all labor, materials and disposal cost
