1. Bidder will regularly and systematically examine, adjust, lubricate (as required), and if conditions warrant, repair or replace the following: a. Elevator machine, motor generator, and control parts including mechanical parts, worms, gears, thrust bearings, brakes, brake magnet coils, brake shoes, brushes, windings, commutators, rotating elements, contacts, coils, signal lamps, resistance for operating and motor circuits, magnetic frames, controllers, motor drive units, selector and dispatching equipment, all relays, solid state components, resistors, condensers, transformers, contacts, leads, and other mechanical and electrical parts. Only genuine, standard, interchangeable parts will be allowed for this purpose, identical or comparable (if approved by the Facilities Maintenance Supervisor) to the original parts installed, to repair the elevator to operate as originally designed, to repair oil leaks and to clean elevator pits regularly. b. Guide rails shall be properly lubricated at all times, and when necessary, guide shoe gibes or guide rollers shall be renewed to ensure smooth and quiet operation. c. Tension on all housing ropes shall be periodically equalized. d. All wire ropes shall be renewed as often as necessary and conductor cables shall be repaired and/or replaced when required. e. Lubricants shall be specifically prepared and compounded and applied in accordance with established preventative maintenance procedures. f. Examine, lubricate, adjust, and if conditions warrant, repair and/or replace all necessary equipment including door operator, car and hoistway door hangers, tracks, interlocks, door protective devices, elevator care guide shoes, gibes or rollers, when it is necessary to ensure smooth and quiet operation. g. Troubleshoot, maintain and repair card readers and related equipment, as necessary. If a card reader needs to be replaced, the City shall supply the card reader and the elevator contractor will install and test the reader under this maintenance agreement. 2. The Contract shall cover all work performed during the regular working hours of regular working days of the elevator trade, unless otherwise specified. 3. The Contract shall cover regular time call back services.
