A. In General. The contractor shall provide a base bid and an alternative bid. The base bid will be to reskin the existing 42x62 building, add electricity, new lighting, doors, heat and remove windows. The alternative bid will be to tear down the existing building and build a new one of the same size. The new building will need electricity, heat, lighting, and doors. The contractor shall furnish and assume full responsibility for everything required for the orderly progress and proper execution and completion of the work, whether temporary or permanent and whether or not otherwise incorporated into the work including, but not limited to, drawings, materials, equipment, labor including subcontractors, transportation, construction equipment and machinery, tools, and other facilities and incidentals. B. BASE BID: 1. General conditions. The contractor shall include the supervision, temp sanitation, permit fees, dumpster, and overhead for all the project. 2. Demolition. The contractor shall remove and dispose of the existing metal sliding, roofing, trims, man door, and windows to replace them with new siding and roofing. He shall also remove and dispose of all windows, as these will be covered with metal. 3. Carpentry: The contractor will replace any rotten lumber or framing uncovered during demolition. Along with framing in old windows, if needed. Add framing for the new small roll-up door on the back side of the building. 4. Metal Roofing and Siding. Install new 29 gauge metal roof and wall panels with colormatched exposed fasteners. Along with color-matched eave, gable, fascia, J, Corner, Ridge, and opening trims for the metal roofing and siding installation, as well as foam closure pieces to ensure a weather-tight seal. 5. Joint Sealants. The contractor shall provide the necessary caulking and sealants required to ensure a weather-tight installation. 1. Doors. The contractor will need to replace a steel man door on the front side of the building, a 1- 10x10 insulated garage door with garage door opener on the front side of the building, and a 1- 4 foot wide x 6 foot High insulated roll-up door on the back side of the building. 6. Adding Electricity. Trench from the radio tower electrical service to the building. Install wire and backfill the trench with spoils from the trench. Provide conduit and wire as needed to terminate a 100A 120/208V feed to the building from the existing meter pack at the radio tower. Provide and install conduit, wire, and subpanel in pole building. 7. Heating. The contractor is to provide recommendations, pricing, and installation for some type of heat source. The existing building does not have heat currently and some type of heat source will need to be added. 8. Safety/Signage: The Contractor shall be responsible for maintaining public convenience and safety, both inside and outside of the related areas of the premises, during the performance of work. When necessary, the contractor shall provide portable barriers, clearly marked to warn pedestrians and placed to ensure safe passage around the work areas. 9. Clean Up. Clean up and removal of all debris from site when completed. 10. Project Completion. The Contractor will establish a project completion time and ensure adequate personnel to accomplish the project within that time.
