The “IDB” is seeking development proposals (“Proposals”) from qualified firms (“Developers”) for the opportunity to purchase and develop City/County-owned property at 3540 Line Drive (Parcel ID: 00802 036.01 and Parcel ID: 008 039.00). Smokies Stadium sits on 30.37 acres at Exit 407 on I-40. The Stadium opened in April of 2000 and is currently the home of the Tennessee Smokies (AA affiliate of the Chicago Cubs). The Stadium has approximately 1,500 marked parking spaces and meets requirements for handicap parking. The AA Baseball Stadium attendance has been over (6,000,000) six million fans for baseball alone. Numerous other events from festivals to concerts (including Sever County’s Dolly Parton in concert) have made the facility the success it is today. Since the Stadium was built additional retail businesses have followed including: McDonalds, Cracker Barrel, Bass Pro Shop, Holiday Inn Express, Fairfield Inn and Suites, Hampton Inn, Chop House Restaurant, Thunder Road Distillery, Harley Davidson Shop, and one of the World’s Largest Buc-ees. Because of its location the Stadium is in Sevierville’s Interstate Impact Overlay Zone. Smokies Stadium property (“Site”) is considered an important site that offers unique mixed use, commercial, and residential development opportunities. Currently, the recreational, and residential uses are primarily oriented toward attracting and housing tourist. DEVELOPMENT VISION: The vision for the property’s development is still emerging and the IDB will look at Developer proposals and prioritize them according to job creation potential, market demand, and highest economic and financial benefit to the City/County. Note: all land use changes will require City/County Regional Planning Commission, Sevierville City Council, and Sevier County Commission approval. The IDB is open to proposals that address properties for rehabilitation or demolition and new construction.
