The project is comprised of a renovation in one single level in the Public Service Commission Building. Two Hearing rooms are being modified. One hearing room will receive the bulk of modifications and includes custom desks, raising the floor and wood paneling. The remainder is construction of basic office type spaces. The building is a two-story building of Type 2B construction with an area that will be renovated of approximately 7,854 sf. There will not be any modifications made to the surrounding site. Sprinkler: The existing wet-pipe sprinkler system will be modified. Sprinkler heads will be relocated and added as needed to maintain 100% coverage of the project area. HVAC: The existing HVAC system (VAV with hot water reheat) will be modified to support the floor plan changes. New VAV boxes w/ hot water reheat will be provided for each new meeting room. Supply and exhaust ductwork systems will be modified. HVAC Controls: HVAC controls work will be provided via allowance by the facility’s incumbent controls provider, EMCOR (Automated Logic brand controls). New VAV boxes will be integrated with the facility’s existing ALC front-end. Lighting: Provide new LED lighting within the project area. Emergency lighting and exit lights will be fed from the building’s existing generator emergency power system. Room by room occupancy sensors controls (local only, no integration to BAS) will be provided where required by current energy code. Power & Systems: Recessed floor boxes will be provided at each meeting room conference table. In Hearing Room #1, a raised floor system will be provided and used for power and low voltage system cable pathways with power, data, and A/V devices at each attorney table. Provide rough-in only for data and audio-visual systems and coordinate installation with the owner’s low voltage vendors. Modify the existing fire alarm system by providing new audible and/or visual notifications devices throughout the project area.
