The Department for Facilities and Support Services (DFSS) maintains and operates approximately 6.5 million square feet of state-owned buildings, primarily in the Frankfort, Kentucky area. Some of these buildings are historical structures that need constant repair and maintenance work in order to keep the building operating. To maintain the current existing structures in the areas, the Commonwealth needs a qualified, licensed vendor to perform Generator Preventative Maintenance and repairs on an as-needed basis. For any repairs, parts, services, and/or labor expenses that are beyond the services addressed herein, the vendor shall prepare an itemized quote for agency approval. The vendor shall guarantee all new installation to be free from defects of workmanship for a period of no less than one year from date of acceptance. The vendor shall warranty all repair work and/or services for a period of no less than ninety days from date of the repair and/or service acceptance of work. The vendor shall correct any failures occurring during the warranty period resulting from defects in workmanship. The vendor shall bear the cost to remove and reinstall any part that fails during the manufacturer’s warranty period, if the part was originally provided and installed by the vendor. PM non-covered items pricing shall include regular, emergency, and after hours’ labor rates and the vendor’s actual cost plus a fixed fee adder bid by the vendor.
