This project will replace damaged exterior components and install new flashing and waterproofing to protect the buildings. If the contractor finds a pre-existing defect or flaw, it is the contractor’s responsibility to STOP and inform the JICP Maintenance Supervisor of the deficiency. A field assessment will be made as to how to correct the problem. If necessary, an additional work authorization may be submitted and must be approved before work can resume. The exterior paint will also be updated for all 10 cottages. 1. Previous rot repairs were made using architectural wood putty. Rot will need to be excavated and remediated. Proposed repair methods will be approved by CCPRC staff. 2. Pressure wash all areas to be painted. Ensure all areas are free of mold prior to painting. 3. Prepare, scrape and caulk all areas as needed, including previously existing repairs. 4. Remove porch screen and replace after painting. 5. Paint two coats of Sherwin Williams Woodscapes Rain Refresh for exterior siding, trim and doors. 6. Gutters and downspouts to be painted with Sherwin Williams Pro Industrial DTM to match all other paint. 7. All paints to match existing colors as provided by CCPRC. 8. Replace screens after painting. 9. The contractor will be responsible for removing project debris and keeping the job site clean on a daily basis. At the conclusion of the project, all paint spills and overspray shall be removed leaving the site in a clean condition.
