The Project Description: 1 Rehabilitation improvements to Building #51, a three story historic building with a total gross area of approximately 22,334 square feet. 2. The building is approximately 76 years old and is located within a national historic district (ENV-24-0810). Exterior walls are of brick masonry and shall remain. Roof construction is wood frame with gable profile and fiberglass asphalt shingles which shall remain. Foundations are of concrete and stone and shall remain. Interior finishes for walls and ceilings include painted plaster and gypsum wallboard which will largely remain except for minor modifications required for implementation of the work. Floor coverings include ceramic tile, wood and vinyl plank which shall be refurbished or replaced. 3. The intention of the project is to upgrade and modernize the interiors of the existing building and perform limited exterior repairs. The Owner is remediating existing lead paint, asbestos and PCB’s in the building prior to commencing work on this contract. The Scope of Work under this contract includes but is not limited to the following: a) Construction of two new ADA-compliant concrete stairs, wheelchair ramps, landings, platforms and building entrances. b) Provision of three new asphalt paved parking spaces with wheelchair markings, signage and accessible path to new ADA handicapped ramps. c) Removal of existing ceiling lighting and installation of LED replacement fixtures. d) Removal and replacement of existing power receptacles and switches. See electrical drawings. e) Installation of new LED lighting, wiring, light switches & power receptacles as shown. See electrical drawings f) Installation of new smoke detectors and fire alarm devices and FA control & notification panels throughout as indicated. See fire safety drawings. g) Modification of existing HVAC system as required to accommodate new work. See mechanical drawings. h) Removal of existing and installation of new wood stud / GWB partitions as shown. i) Refinishing of existing wood flooring and installation of new vinyl and/or ceramic tile flooring as shown. See Room Finish Schedule. j) Modification of existing kitchens, replacing casework and countertops including plumbing fixtures with new shutoffs and connections as shown. New Kitchen appliances shall be provided by and installed by Owner and are not included in the scope of work. See architectural and plumbing drawings. k) Upgrade interior finishes and select fixtures in existing bathrooms and create two new ADA accessible bathrooms. l) Prep and painting of all interior walls, ceilings, baseboards and door / window trim, casings, sills, and other typically painted surfaces. m) Incidental cutting, patching, and refinishing of existing surfaces impacted by implementation of the work. n) Creation and/or modification of existing stair enclosures including fire rated partitions, ceilings and doors as required to comply with code. o) Construction of new area of refuge adjacent to existing stair in Dormitory Building. p) Installation of new exterior ADA compliant entry doors. q) Refurbishment and/or replacement of existing historic exterior entry doors as indicated. r) Replacement of existing historic wood double hung windows with new ADA / code compliant casement windows as indicated. s) Installation of new interior doors with new fire rated doors on hold open devices as indicated. t) Installation of replacement windows as indicated where existing windows were removed during the hazmat abatement process. u) Repointing
