GROUNDS MAINTENANCE These specifications should be used as a guideline of services and not as a replacement for generally accepted landscape maintenance procedures to ensure top-end performance. GRASS AREAS All grass areas shall be mowed and edged once a week during growing season (March 1 – October 31 ). During dormant periods (November 1 – February 28) , grass will be mowed bi-weekly, and emphasis will be placed on fall foliage removal. Mowing height shall be appropriate for the type of grass at the facility. All grass clippings shall be raked and/or bagged and removed from lawn areas by manual and/or appropriate means. All weeds will be eradicated by chemical and/or manual treatment of the lawns and flower beds. All plant beds, curbs, walkways, streets, trees, plants and building areas shall be neatly edged and trimmed. Lastly, fertilize at proper intervals with appropriate product types furnished by contractor. SHRUBS AND BEDS Flower and/or plant beds shall be maintained weed free, on a bi-weekly basis, using appropriate chemical and/or manual weeding as required. Hedge and/or shrubbery shall be trimmed and pruned as necessary with the best horticultural practices to achieve and maintain a manicured appearance. Shrubs shall be sprayed with dormant oil in late winter/early spring and a general herbicide shall be furnished and applied to all shrubs and beds in May/June each year. Appropriate fungicides and fertilizers shall be furnished and applied at proper intervals and/or as necessary. Maintain all shapes and configurations of plant beds. Provide a clean trench line between all grassed and mulched areas. Provide reasonable control of disease and insect infestation with approved materials furnished by contractor. Contractor will purchase and replenish mulch /pine straw in beds in the spring of each year with 4-inch coverage , (double ground). No recycled or l andfill m ulch will be accepted. APPEARANCE MEASURES Litter and debris will be removed from all landscape areas, i.e. lawns, parking areas, and ditches. All debris resulting from landscape maintenance operations are to be cleaned as work is progressed (ALL DEBRIS TO BE DISPOSED OF BY CONTRACTOR OFF SITE. DEBRIS INCLUDES, BUT NOT LIMITED TO TREE LIMBS, TWIGS, LEAVES, ETC.) Weeds and grasses are to be controlled with contact herbicide sprays and/or manual weeding by-weekly at parking lot perimeters and paving joints. Remove low hanging and/or dead branches from trees.
