Demolition General: Before disposing of any removed equipment or material, the contractor shall verify with the owner whether they wish to retain/selvage any item for their use. 1. Remove water cooled chillers, associated chilled & condenser water pumps, associated piping & pneumatic controls in the Mechanical room as indicated. The existing pads for chillers and pumps shall be removed as well. 2. Remove rooftop cooling tower, associated condenser water piping and pneumatic controls as indicated. 3. Remove Existing Fume Hoods, Air Valves, Pneumatic Piping and Controls in the First Floor Labs to the extent indicated on the first-floor demo plan. 4. Remove existing Fume Hoods, Air Valves, Pneumatic Piping and Controls in the Second Floor Labs to the extent indicated on the second-floor demo plan. 5. Disconnect and remove existing Electrical connections, wiring and conduit for existing chillers and associated pumps. Disconnect existing branch circuit wiring and conduit for fume hood and retain for reuse under new work. New work 6. Provide Chilled water Pumps, Piping, Valves, Fittings and Accessories in the Mechanical Room. 7. Provide rooftop Air-Cooled Chillers associated Chilled water, Piping, Control Valves and Accessories at Roof level. 8. Provide Fume Hoods with base cabinets, supply, exhaust, and general exhaust Air valves, Piping, Fittings, Accessories and Controls in First Floor Labs to the extent indicated. 9. Provide Fume Hoods with base cabinets, Supply, Exhaust and Fume Exhaust Air valves, Piping, Fittings, Accessories and Controls in Second Floor Labs to the extent indicated. 10. Independent third-party TAB company shall provide air and water balancing of chiller plant and lab area Fume Hoods, Air valves, Bldg. HVAC system as indicated on plans and specifications. TAB company should be experienced in balancing chillers and fume hood lab systems. 11. The General contractor shall hire services of chiller/pumps/Fume Hood/Air valve manufacturer for assistance and guidance for installation and startup of these systems, to include field service of Air valve, Fume Hood manufacturer to ensure installation complies with the design and specification. 12. Provide DDC Controls & sequence of Controls for new chiller plant equipment and Fume Hoods including interfaces required for tie-in of controls with existing BMS Architecture. Include modifications to existing BMS Architecture. 13. Provide variable frequency drives with bypass for new pumps as indicated. 14. Provide branch circuit wiring and conduit for new chillers, pumps, variable frequency drives, DDC controls, air valve power supplies in labs, etc. as indicated on drawings. 15. Utilize existing circuit breakers in Main Switchboards to serve one of two circuits for each new chiller (dual-point Electrical connection). Tap the bus of Main Switchboards and provide enclosed circuit breakers with adjustable-trip settings to serve one circuit for each new chiller as indicated on plans. 16. Provide Electrical coordination study and written report. Set the adjustable trip settings of the existing and new circuit breakers serving the new chillers per the final/approved coordination study. 17. Provide emergency power panel for new 120V loads as indicated on drawings. 18. Reconnect existing branch circuit wiring and conduit to new fume hood junction box for single-point connection. Modify and extend existing wiring and conduit as required. 19. Provide third-party Electrical inspections including rough-in inspection and final inspection.
