Scope of Work The bidder shall submit a project plan using the design standards below that is in compliance with all applicable HUD, EPA, and State of Illinois regulations as well as all local building and zoning codes. The plan must include a clear project timeline and budget with line item costs. The contractor shall act as the general contractor for the project using subcontractors as required. Subcontractors that will be required should be clearly identified in the project plan. General: Patch the front steps with hydraulic cement. The corner of step has been busted off. Remove existing iron railing from the landing. Install 3 metal posts on one side of steps and landing. Install a level railing with balusters between two landing posts. Install a rake railing with balusters matching the landing section. These railings must be factory painted or powered coated. They must be for exterior applications. The handrailing going down the basement steps must be re-secured. The existing brackets have pulled out do to being screwed only to the drywall. Brackets will need to be added to the ones already there. The short section of handrail at the top of the stairs will need to be added and secured to solid backing. Bathroom window will need to be removed and framed in. House wrap and sided. Insulated on the inside. Reverse the swing on the bath room door to an out swing. This will require to redoing the hinges on the jambs, placing them on the outside of jamb. Change out the bathroom lockset to new bathroom/privacy set. Install backing for multiple grab bars before dry wall patching. Install a rain cap on the chimney over the flue. Remodel permit required. Plumbing: Replumb the cast in the basement to pvc in under the bathroom. This will include new traps and stack. Leaks on the existing fixtures now does not appear to be any structural damage. Pull the toilet and reuse after installing new flange and waste line. Remove existing tub and surround and dispose of. Install a new walk in shower in the place of old tub. Install Delta fixture. Vanity will be untouched unless it needs plumbing work done. Install cleanouts per code. Grab bars shall be installed. Plumbing Permit required. Electrical: Install bath fan / light combo vented to the exterior on a single pull switch. Install a GFCI near the bathroom sink, currently there is no outlet. Co2/ smoke detectors throughout the house installed with a 10-year battery. Electrical permit required. Alternative specifications shall be considered only if they are clearly justified, cost effective, and meet all project objectives. The contractor shall have 30 days to complete the work from the date of contract signing. Change work orders over the course of the project are strongly discouraged.
