A. The Contractor shall provide all labor, material, and supervision for preventative maintenance service, including the start-up and shutdown services, as specified herein for the Institution Heating, Ventilating, and Air Conditioning. The work shall be bid as an annual lump sum amount. Work shall include providing Emergency Services at an additional cost to the contract. C. The Contractor shall furnish all services, labor, material, and supervision required to maintain, in optimum operating condition, each device of the Chillers, Heating, Ventilating, and Air Conditioning. Services shall include repair and replacement of parts, components and devices, inspections, calibration, cleaning, and lubrication pertaining to the efficient operation of the system(s).
