The City of Concord, New Hampshire is seeking the services of a qualified design team (“CONSULTANT”) to provide comprehensive design and construction administration services for a new Police Department headquarters to be developed at 4 Bouton Street, Concord, New Hampshire. The City acquired the former insurance company headquarters in 2024 with the intent to renovate and expand the existing building. The building is currently unoccupied; however, the building has been weatherized, and a regular maintenance and monitoring program is in place to protect the building in anticipation of the proposed redevelopment. The site consists of the following properties: 1. 4 Bouton Street (Former Concord Insurance Group), 1.63 acres 2. 124 North State Street (parking lot associated with 4 Bouton Street), 0.53 acres The City intends merge the two lots prior to final design; therefore, the lots shall be treated as one contiguous lot. In addition, the City will consider adjusting the existing Bouton Street and N. State Street rights-of-way to allow for additional useable space on the lot. The City is currently in the process of selecting a Construction Management (CM) team to provide preconstruction and construction services, including cost estimates, subcontractor prequalification and selection, bid packaging, material procurement, and any other services the City or its Design Team determines are required for the success of the project. The Design Team shall work with the CM throughout the process to review constructability, availability of materials, and value engineering. The City anticipates the selected firm will participate in the Design Team selection process.
