5.1.1 Facilities 5.1.1.1 Facilities shall have monitored alarm protection for fire detection and a fire suppression system. 5.1.1.2 Facilities shall have alarm systems, access and video surveillance, and shall provide an audit trail listing of activity. 5.1.1.3 Facilities shall have a closed-circuit television monitoring system that monitors the interior and exterior of the facility. 5.1.1.4 Facilities shall provide security access codes that only allows access to authorized persons. 5.1.1.5 Facilities shall provide easy access for deliveries. This is defined as the ability of a delivery truck to back up to a loading/unloading area. 5.1.1.6 Facilities shall be available 24/7, 365 days a year. 5.1.1.7 Facilities shall provide equipment dollies for off-loaded equipment or bins. 5.1.2 Storage Rental Units 5.1.2.1 Each storage unit shall have a dedicated alarm for heat and fire suppression which directly notify the fire department if triggered. 5.1.2.2 Each storage unit shall be climate controlled and monitored 24x7 to maintain acceptable temperature (60 - 70 degrees F); and acceptable humidity (35% - 45%). 5.1.2.3 All doors or entry points must be wide enough to allow for the passage of a pallet or pallet-size containers for deliveries. 5.1.2.4 Loading/Unloading area shall be within 75 feet of first floor storage units and within the same location. 5.1.2.5 Each storage unit shall be at a minimum 8-feet tall on the inside and a minimum of approximately 10-feet wide. 5.1.2.6 At least one storage unit shall be available for oversized items, measuring at a minimum approximately 8-feet tall, by 10-feet wide, by 20-feet long. 5.1.3 Maintenance 5.1.3.1 Contractor shall keep the property in good condition throughout the term of the contract. 5.1.3.2 Contractor shall keep the property clean and free of debris and shall provide adequate security to reasonably prevent vandalism, unauthorized entry, and damage to the City’s property. 5.1.4 Process and Procedure 5.1.4.1 Contractor shall notify the City within 24 hours related to damages, vandalism, etc. 5.1.4.2 Contractor shall provide all required utilities and services, at its sole expense. Services shall include, but not be limited to the following: 5.1.4.2.1 Electricity 5.1.4.2.2 All necessary lighting, outlets, etc. 5.1.4.2.3 Heating and air conditioning as required. 5.1.4.2.4 Elevators 5.1.4.3 Contractor shall maintain a copy of the key (if applicable) for each lock on City of Austin leased units. Only City of Austin authorized representatives may borrow the key(s) for use when visiting the facility. 5.1.5 Invoicing 5.1.5.1 Contractor shall invoice the Austin Energy Project Manager(s). 5.1.5.2 Invoice shall indicate the name of employee, Austin Energy, and number of storage units.
