The University anticipates the project delivery method will be design/ bid /build. The project will have two (2) phases, which will require approval before proceeding to the next. The Phase 1 scope of services includes programming verification, schematic design (SD), and design development (DD). The Phase 2 scope includes construction documents (CD) and construction administration (CA). Cost estimates will be provided at the end of SD, DD, and 50% CD phases by the design team to ensure alignment with UCB's budget. A third-party consultant will be hired by UCB Capital Projects to conduct and provide pre-test documents, MEP design review, and commissioning at the end of the project, as required. The selected firm shall work collaboratively with the University to maintain the project budget and scope, participate in value engineering as required, and recommend actions to expedite the schedule. A detailed scope of work will be negotiated with the selected firm and is expected to include the following: • Review of existing available information. • Detailed site/field evaluations to accurately understand existing conditions. • Development of comprehensive design information to identify and coordinate MEP and life-safety scope with the existing building systems. • Identification of accessibility-related scope, including but not limited to Accessible Path of Travel requirements for alterations, and Accessible Routes. Includes review of accessibility with the UCB Coordinating Committee for the Removal of Architectural Barriers (CCRAB). • Coordination with the University’s representative regarding owner-provided laboratory equipment and furniture, including spatial and utility requirements. • Production of and coordination of comprehensive construction design documents. • Provision of cost estimates and updated cost estimates. • Provision of construction administration services.
