Clean all components of dust, old lubricant, etc. to allow the equipment to function as designed. C Paint all equipment as needed to prevent and protect against corrosion and deterioration. D. Lubricate all equipment where needed to permit bearings, gears, and all contact wearing points to operate freely and without undue wear. E. Adjust all linkages, motors, drives etc. that have drifted from the initial design settings and positions. F. Calibrate all sensing, monitoring, output, safety, and readout devices for proper ranges, settings, and optimum efficiencies. F. Calibrate all sensing, monitoring, output, safety, and readout devices for proper ranges, settings, and optimum efficiencies. G. A full chemical analysis will be performed on the water in the Hot and Chilled Water closed loop systems and boilers and water treatment chemicals will be added as required. Results of test and any corrective measures will be provided to the PPD. H. Clean mixing boxes inside and out. I. Inspect roof top units for proper firing, belts, proper operation, lubrication, vents are open and operating correctly, etc. J. Clean cooling coils every spring. Heating coils every fall. Make sure air handler is clean inside.
