It is expected that the Commissioning Agent, will provide efficient administration of services in the best interests of the Town, reporting to and ensuring that the LLBC’s needs and expectations are met or exceeded, by providing services that include, but are not necessarily limited to: A. All four phases must be in accordance with the latest adopted ASHRAE Guideline, and with the AABC Commissioning Guideline. B. During the Pre-Construction/Design phase: 1. Review relevant project documentation to get up to speed on the project. 2. Prepare and maintain the Owner’s Project Requirements (OPR). 3. Review and provide comment on the design documents to date with the project architect, construction manager and their teams, 4. Perform commissioning design reviews at schematic design, design development, and construction documents phases of the drawings and specifications. 5. Prepare commissioning, training, operations and maintenance specifications in accordance with the specifications 6. Develop the Commissioning Plan. 7. Develop Division 1 and discipline commissioning specifications to be inserted into the project manual. C. During the Construction phase: 1. Organize and lead the commissioning team. 2. Review shop drawings and equipment submittals for information affecting the commissioning process. Provide review comments to the design team review and inclusion of their submittal review. 3.
