Lead the development of the Owner’s Project Requirements (OPR) for review by the Authority, Campus and Design team. • Develop the Commissioning Specifications to be included in the project documents. • Conduct a thorough independent design review at design milestones, of the building envelope and all building systems to ensure that the construction documents accurately reflect the design intent for all systems to ensure documents are adequate for the General Contractor (“GC”) or Construction Manager (“CM”) and trade contractors and subcontractors to bid and construct the facility. • Conduct a controls workshop with the design engineer and campus team to review sequences of operation. • Assist with commissioning related credits to achieve LEED Certification. • Develop a detailed overall commissioning plan and, working with the CM, Designer of Record and the Campus, coordinate work activities to ensure compliance with the commissioning plan. • Provide the Authority with written verification that start-up and commissioning tests and protocols have been followed, and that systems are properly constructed, and all equipment and systems are functioning individually and together in accordance with the design intent, required performance standards, and the University’s operational needs.
