The work shall include but shall not be limited to the provision of Contract services to perform the following: 1. Semi Annual (every sixth (6) months) industry-standard preventive maintenance of all HVAC systems, including but not limited to the following: 1. General check of all housing, drains, thermostats and electrical connections. 2. Check and clean all outdoor coils, straighten and bent coil fins. 3. Check all drive belts, replace if necessary. 4. Inspect all electrical relays and contactors. 5. Lubricate all bearings and rotating components. 6. Start and run the system ensuring proper operation, airflow and temperature output. 2. Quarterly Filter Replacements. Filters must be replaced with Merv-10 High Density Filters quarterly (every three (3) months); once during each Semi-Annual PM and two other scheduled visits during each year of the Contract period. 3. The Contractor will provide a written recommendation to the COR or designated Superintendent for any repairs or replacement of components or units necessary.
