1) Contractor shall provide eight (8) hours of preventative maintenance services every other month for a period of three (3) years equaling a total of 18 preventative maintenance service visits during the duration of this Agreement. 2) Contractor shall provide preventative maintenance service of refrigeration units to include the following: a) Clean condenser coils. b) Inspect/flush condensate drain pans and lines. c) Inspect evaporator coils and clean. d) Test defrost controls and heating elements e) Tighten hardware, inspect gaskets and door closers/hinges. f) Measure refrigerated compartment temperatures, verify correct thermostat settings. g) Verify fan operations, inspect and clean fan blades. h) Inspect wiring for chaffing, check and tighten wiring connections. i) Verify proper refrigerant charge and compressor oil levels. j) Test/inspect electrical components/contactors. Check and record voltage and amperage readings. k) Visual inspection for refrigerant leaks. l) Prepare and submit a bi-monthly (every other month) inspection report to Project Representative. 3) Preventative Maintenance service of Heating and Air units to include the following: a) Clean condenser coils. b) Clean/empty condensate drain/pans. c) Inspect and clean evaporator coils. d) Inspect wiring for chaffing, tighten wiring connections if needed. e) Test compressor’s start components/inspect contactors for wear. f) Replace air filters. g) Test operation of heating/air conditioning system(s). h) Inspect all belts and alignment as required. Replace as needed. i) Inspect ductwork condition for wear/air leakage. j) Clean out heating unit burner compartments. k) Inspect heater heat exchanges for cracks/pitting. l) Check heating controls, gas valves, igniters, and safety switches and/or reversing valves m) Check and/or verify flame quality. n) Adjust time/date/settings on thermostat(s) as needed. o) Check for contaminants...
