Tenant improvement to ground floor of an existing three-story concrete building constructed in 1920. The building underwent a seismic and building systems upgrade in 2021. Project is a homeless youth health and wellness center providing services to occupants of the shelter occupying the upper two floors of the building as well as unsheltered youth. Buildout occurs in the unoccupied ground floor of the building which includes 8,465 sf of interior space and 1,747 sf of exterior space. Work includes interior TI, distribution of mechanical ducting throughout the TI; existing AHU to be used; new exhaust fans to be installed, new water heater and plumbing fixtures; new Fire Sprinkler and Fire Alarm upgrades; new lighting, electrical and low voltage distribution. New equipment and appliances are electrical. There will be no structural work. Demolition is minor and includes some slab and storefront demolition.
