• Compiling data to create a base site plan file that can be used to test alternative redevelopment approaches and communicate relevant site features. Concepts should primarily consist of preserving at least a portion of the building, with one considering the demolition of the building. • Creating site analysis(es) report(s) for key dimensions and areas, access and relevant existing conditions impacting the feasibility and appropriateness of development and uses. • Based on preliminary market demand analysis, identifying broad goals for the Site and draft conceptual programs for use. • Creating alternative design scenarios for the Site, testing the feasibility of different use options. • Identifying land use and other regulations that may impact the development of the proposed concepts and explore options for entitlements. • Developing proformas for a minimum of two alternative use and design scenarios to inform feasibility. • Conducting a market conditions analysis for residential, retail, industrial and commercial uses, including demand, comparable and other relevant conditions. This information will be presented in a summary report. • The preparation of concept plans that are informed by a spatial analysis of the site, a real estate market analysis and a financial feasibility analysis. • Presenting the summary to stakeholders to gather input and recommendations. • Refining summary based on stakeholder feedback
