Basic Services: Working with Hennepin County Facility Services Department and user groups from Hennepin Healthcare, the consultant will need to provide design consulting services for the Replacement Parking Ramp project. This project will require full scope architectural design, interior design, engineering, and professional cost estimating services from schematic design through Construction administration. The scope of the Architect’s Basic Service is defined in Hennepin County’s standard architectural contract, which is an Owner- modified AIA B133-2019 agreement. This design effort will consist of the following major tasks: 1. Review on site conditions and documentation from Hennepin County and other sources. Onsite visits will be required as necessary to verify existing conditions. 2. Review pre-design documentation from Hennepin County Facility Services: a. Review and analyze program and design documentation and surveys, environmental testing reports, etc. b. Review and become familiar with current Hennepin County building standards, guidelines, and Hennepin Healthcare parking facility operational needs. c. Develop an Owner’s Project Requirements (OPR) document, Commissioning Plan (Cx Plan) and Basis of Design document (BoD) noted within the B3 Guidelines. 3. Facilitate and conduct meetings, as needed, with the team. Prepare meeting agendas minimum two business days in advance of meetings and provide meeting minutes within 3 business days after a meeting. 4. Provide energy modeling at each design phase to model the energy use and evaluate various options for reducing energy use to meet requirements within the B3 Guidelines and specifically Minnesota SB2030 Energy Standard. 5. Review systems and materials for compliance with B3 Guidelines and Hennepin County Climate Action Plan. Provide options for consideration by the Construction Manager at Risk and Owner. 6. Provide a Schematic Design Executive Summary, full Project Report and Appendix (all separate documents) to include drawings and cost estimates (Design team & Construction Manager at Risk). 7. The Design team is to provide an independent, professional cost estimate at the end of Schematic Design. The cost estimate shall be in a fully coordinated format and breakdown with the Construction Manager at Risk as approved by the Owner.
