1. Provide labor, travel, and living expenses required to inspect, test, clean, align, calibrate, tighten, adjust, and lubricate equipment as required. 2. Emergency Response: KUMC requires a 1-hour phone response and a 2-hour on-site response for emergency response. The proposal shall provide a break-down of anticipated hourly cost for emergency response calls required above and beyond the annual scope listed. 3. If the proposing company intends to subcontract any of this scope to another party, this shall be disclosed in the proposal. Otherwise, it is assumed the submitting company will perform all service inhouse. 4. The following services shall be provided annually, spread appropriately over two site visits per year. If the proposing company has additional testing or inspection to propose above and beyond this scope, this shall be broken out as separate line item(s). a. Open Fire and Water sides of boilers for annual inspections. i. Plan for the annual insurance company and/or jurisdictional inspection(s). Have personnel and tools available to minimize the time required for this important inspection. ii. Insurance company requires periodic waterside and fireside inspections. Schedule annual preventative maintenance to align with these inspections to minimize boiler down time. iii. Each time a boiler is opened for an internal inspection, note any sediment or buildup on any surface, especially in the belly of the boiler and wash this out thoroughly. Excessive build-up must be reported to KUMC immediately. iv. Note any suspicious area of pitting or chemical buildup on the tubes or furnace. Involve KUMC’s chemical supplier representative (currently Kurita or whomever holds this contract) for a possible re-evaluation of the water treatment program; and after this inspection, thoroughly wash these areas clean.
