A. The work will be done under one prime contract that includes: General, Mechanical, Demolition, and Electrical construction. B. The following summary is a general guide to the scope of work. It should not be construed as a detailed list of work included in the contract. 1. Disconnect and remove existing pneumatic controls and building automation system (BAS) components serving existing heating, ventilation, and air condition system (HVAC) equipment and fire/smoke dampers (existing chilled water valves to remain). 2. Provide new BAS components and programming, including fire/smoke damper control. 3. Provide shaft grounding kits for pump and fan motors receiving new speed controllers. 4. HVAC Testing and balancing (TAB) before demolition begins. 5. HVAC TAB after new BAS is operational. 6. HVAC Commissioning functional testing after BAS is operational. 7. New air compressor for dry pipe fire protection serving exterior canopy. Existing air compressor and filter/dryer shall remain in service for shop air purposes. 8. New adjustable speed drives for hydronic heating secondary pump motors. 9. Fire alarm panel interface for new fire/smoke damper actuators. 10. Project will be accomplished in phases with Owner maintaining occupancy throughout the construction process. Contractor shall include an accommodation for project phasing in preparing their bid for the Work.
