1. Semi-annual and annual services to be performed are as follow: a. Overhead Roll-Up Doors: i. The Contractor shall check tracks for obstructions and clear, as needed. ii. The Contractor shall check each door for proper clearance associated with adjacent lighting, building structural members, fire sprinkler heads, etc. and report areas of concern. iii. The Contractor shall check tracks for effective connection to the building structure. iv. The Contractor shall grease all rollers, drive trains, bearings, etc. v. The Contractor shall inspect counterbalance, drum, cables, chains, torsion spring, and shaft bearings for proper operation and wear and tear and corrosion. vi. The Contractor shall check set screws and collars for tightness and proper operation. vii. The Contractor shall inspect door panels for wear and tear (dents, scratches, etc. and document report of findings). viii. The Contractor shall check for door(s) with electric operators, check for proper operation (up, down and stop) check for proper voltage to motor, and check for proper operation of emergency stop strip on door base. b. Aircraft Hangar Doors: i. The Contractor shall inspect door paint and coatings. ii. The Contractor shall inspect welding of door structure. iii. The Contractor shall inspect Door Exterior Siding and Trim making sure all fasteners are tight and in good order. iv. The Contractor shall inspect Wheel Tracks and Wheels for wear and stress fractures. • Floor areas near and around tracks must be swept and vacuumed to remove All Dirt and Debris. Page 14 • With the door in the fully open and closed position, check door wheels for excessive wear. Check to see if the door is tracking straight. This can be seen by the marks left by the door wheels on the floor tracks. • Grease Door Wheels at fittings located behind access panels.
