The plan will quantify programmatic needs, identify necessary improvements to return the wing to student housing use. The Scope of Work includes: 1. Confirm the current and projected residence hall programmatic needs for the Hokona-Zuni wing (approximately 96,000 sf), including bed spaces, restrooms, and support spaces. a. Confirm program. b. Conduct up to three programming meetings with RLSH, CCSP, and other UNM representatives to confirm. 2. Assess Hokona-Zuni's facility conditions for renovation feasibility. a. Assess available record drawings. b. Perform site verification to assess existing conditions and the capacity to meet program requirements. Analyze existing space, building systems, and functionality. c. Prepare a draft evaluation of existing conditions and program documents. 3. Develop up to three space planning scenarios and conceptual layouts for the facility to meet RLSH’s expansion needs. The renovated wing will need to include restrooms, common spaces, and around 180 rooms to accommodate around 300 bed spaces/residents. 4. Provide an estimate of probable cost for renovation per scenarios defined in steps 2 and 3, including a financial summary, key assumptions and exclusions, and opportunities for cost savings. 5. Building on probable costs, assess RLSH’s housing rates to determine the return on investment, and make recommendations for the preferred scenario.
