A. The Contractor shall provide all labor, materiel and tools required to maintain all equipment listed in this document in a fully functional and properly operating condition. 1. A fully functional and proper operating condition is defined as that level of performance which provides comfort to facility occupants, meets applicable laws, codes, regulations, and meets or exceeds the equipment manufacturer's specifications and maximizes equipment life expectancy. 2. Provide skilled maintenance personnel with at least five (5) years’ experience in HVAC equipment, frequency drive equipment, plumbing, electrical, mechanical, refrigeration and boiler certifications, VAV, and responding to numerous preventive maintenance incidents to meet or exceed the equipment manufactory’s equipment’s life. B. The Contractor shall provide, on a daily basis,skilled maintenance mechanic on site Monday through Friday, (8 hr per day), excluding holidays recognized by the State of Indiana for all labor and materiel for a preventative maintenance service as specified herein. Work shall be bid as an annual lump sum amount invoiced in arrears in twelve (12) equal payments. Emergency services performed will be at an additional charge to the contract.
