1. Programming/Schematic Design. a. Firm will assist Berkeley County in creating a program of spaces. Program to include the number of spaces, approximate areas, and required adjacencies. b. The completed schematic design documents will define the size, appearance, project scope of work and preliminary cost analysis. 2. Design Development/Construction Drawings. a. Design Development phase is intended to refine the scope of work approved by the Commission. b. Construction drawings to be based on information approved in the design development phase and will be used for the bidding of the project. The design of engineered systems involving fire protection, mechanical, electrical, structural, and telecommunications to be included. 3. Bidding. a. Firm to be responsible for responding to questions from bidders, issue addenda as necessary and conduct at least one (1) pre-bid conference. b. Upon receipt of bids will work with the County Commission in reviewing submissions. 4. Construction Administration. a. Assist in arranging for any necessary testing services. b. Regularly visit the construction site to observe general conformance with contract documents. c. Reviews the RFI’s, shop drawings, and product submittals. d. Review and process all change orders. e. Review and process all applications for payment. f. Facilitate punch lists and project close-out procedures.
