A. Contractor agrees to perform quarterly maintenance on inspection bay doors. The frequency of quarterly maintenance shall be no more than ninety (90) days between services with the first quarterly maintenance occurring within thirty (30) days of contract execution. All maintenance performed shall be to ensure compliance with minimum manufacturer’s operating specifications for the model and make of this equipment. 1) Lube all points of friction, including but not limited to, rollers, bearings, gears, and guides. 2) Ensure the doors are balanced, motor limiters are properly adjusted, drive chains are tight, and manual system is in proper working order. 3) Inspect and test all door functions, including but not limited to, the electrical wiring and connections, chain shafts, gears, and bearings. 4) Rate for quarterly maintenance shall include all maintenance supplies, including but not limited to belts, cleaning chemicals, oil, grease, cleaning rags, switches, and fuses.
