a. Meet with Town representatives as needed to discuss design concepts and coordinate work. b. Provide Schematic Design Phase services o Include developing a site plan, floor plans, sections, elevations and other illustrative materials, computer images, renderings or models with overall dimensions and a construction cost estimate. o Include complete site plans, applications and approval process for P&Z special permit. c. Provide Design Development Phase services o Include floor plans, sections, and elevations with full dimensions including door and window details and outline material specifications. o The drawings should include a set that would be approximately 50% complete construction documents including, building/fire code compliance analysis, architectural, structural, demolition, mechanical, electrical, plumbing and fire protection drawings. o The design should be reviewed by SHPO so that they are in agreement with the treatment of the historic building and any comments are resolved. o The design should receive preliminary review by FM and BO so that issuing a building permit is deemed feasible. Any comments should be resolved. o The cost estimate should be updated. d. Develop historic architectural drawings which are suitable for application to obtain Historic Tax Credits. e. Provide a timeline for completion of the project and project objectives. f. Provide construction cost estimates. g. The project may include other architectural services including, but not limited to, demolition design and demolition bid specifications, and construction planset design.
