1.0 Overview The Mississippi Department of Wildlife, Fisheries, & Parks (MDWFP) seeks qualified vendors to design and construct up to 35 tiny homes over a period of 36 months with a budget not to exceed 1.6 million. These homes will be built to serve as affordable housing and must meet the requirements outlined in this section. 1.1 Goals and Objectives The objective of this project is to provide functional and affordable tiny homes that meet the following criteria: • High-quality construction and materials. • Compliance with all local, state, and federal building codes. • Ability to produce tiny homes that meet a minimum specification. • Timely delivery and completion of all homes within the 36-month contract period. 2.0 Detailed Specifications Each tiny home must meet the following minimum specifications: Structural: • 2"X6" sidewalls, 16" O.C with axels • 2"X8" floor joists, 16" O.C. with skids . • 2"X8" ceiling joists, 16" O.C. • Winding Rating will be determined based on the region. Insulation: • R-13 insulation in floors. • R-19 insulation in walls. • R-21 insulation in roofs. Exterior: • No less than 29-gauge steel roofing. • 1/2" O.S.B. sheathing on sidewalls. • 5/8" O.S.B. sheathing on roof. • Sherman Williams painted lap smart panel siding. Windows and Doors: • One egress-compliant dining room window. • At least two but no more than five transom windows installed at ceiling height. • 36" X 80" pre-hung fiberglass door with accent window or 2-panel patio doors. • Front accent treatment. • All windows should be standard, energy-efficient, double-pane windows to meet local building codes. Interior Finish: • 10" high smooth ceilings (nominal). • Residential textured drywall finish. • Sherman Williams designer paint throughout. • Vinyl plank flooring. • Formica countertop with backsplash in kitchen. • Wardrobe hanger behind bathroom door. • Shiplap wall in master bedroom, painted white. • Baseboard molding and window/door trim
