1. Texas Parks and Wildlife Department (TPWD) is soliciting bids for one (1) covered boat storage space of approximately 480 total square feet located within close proximity to a Lake Georgetown public boat ramp to allow for quick water emergency response in Williamson County area in accordance with the following specifications. 1.1. Storage space shall meet or exceed the following: A. One (1) covered boat storage space 1) Open-contiguous floor plan 2) Shall not be susceptible to flooding in severe weather conditions. 3) Minimum height of fourteen (14) feet 4) Minimum width of twelve (12) feet 5) Minimum depth of forty (40) feet 6) Dimensions are to ensure clearance of vessels when backed into facility. B. Covered space shall have a minimum of two (2) 110-volt power outlet. Location of outlets to be approved by TPWD at no additional cost to the agency. Storage space must have electrical wiring of adequate amperage capable of simultaneously powering overhead lights and power outlets running small hand tools, shop fan, and charging boat batteries. Space must have a minimum of one (1) overhead light per area. 1.2. Flooring shall consist of concrete capable of supporting heavy vehicles, boats, trailers, and equipment. 1.3. Driveway and apron shall consist of all-weather material capable of supporting heavy vehicles and trailers in wet weather conditions to accommodate ingress and egress of vessels ten (10) feet wide x thirty-two (32) feet long x fourteen (14) high. 1.4. Access to a close freshwater hose bib with adequate pressure for washing down vessels, vehicles, equipment, and other related needs within the apron and driveway areas. 1.5. Facility shall include the following: A. Secure gated facility with accessibility twenty-four (24) hours/seven (7) days a week. B. On-site restrooms for use twenty-four (24) hours/seven (7) days a week. C. Adequate indoor lighting to promote a safe working environment. D. Adequate dusk to dawn outdoor lighting to promote safe working environment. E. Lessor shall pay all monthly electric and water utility bills and include in rental cost. F. Lessor shall be responsible for maintaining lockable properly functioning doors and remain functional during power outages. G. Lessor shall be required to respond on-site within two (2) hours of agency reporting an emergency issue, including but not limited to power outages. H. Lessor shall be required to respond on or before the next business day for non-emergency service calls
