Consultant Services The design services to generate construction documents as outlined above is anticipated to complete by mid-year, with general contracting commencing later in 2025 and concluding in 2026. The selected design and engineering team should anticipate the scope of this project will include but not be limited to the following: Pre-Design Services • Inspect existing conditions and prepare base drawings for all disciplines: architectural, structural, electrical, etc. as applicable. o Review existing documentation including existing drawings, test-fit documents, and updated mechanical drawings. o Perform on-site investigations of all areas to be renovated. o If needed, obtain user group information utilizing questionnaires and surveys through the project manager. Design & Engineering Services • Prepare construction drawings and specifications for the agreed upon scope for each area being renovated over an agreed upon phasing plan. o Complete all necessary construction drawings and specifications utilizing County provided construction and finish standards. o Mechanical, electrical, and plumbing engineering is anticipated to be performed by the awarded subcontractor under the general contractor. o While we anticipate engineering is not needed for this scope, if such services are required, it will be the awarded design firm’s responsibility to contract those services. o All areas to be compliant with St Charles County current building codes and best practices. o Permitting support services.
