Contractor Shall 1. Provide maintenance to the following equipment on an incremental basis: A. New units: (Annual maintenance if necessary) A. (3) Air-cooled chillers (Monthly and Quarterly) B. (5) Chilled water pumps (Monthly and Quarterly) C. (2) AHU’s (Monthly) D. (2) FCU’s (Monthly) B. Old units: (Annual maintenance if necessary) 1. (1) AHU (Bi-Monthly) 2. (9) FCU (Bi-Monthly) 2. Equipment Preventative maintenance A. Monthly and Bi-Monthly Maintenance All New and Old Units 1. Examine Motors and bearings (lubricate as needed) 2. Check the condition and tension on Belts and Drives, and provide adjustments 3. Check the Filters 4. Inspect the Unit and the associated piping 5. Review and provide adjustments to all Controls settings 6. Check the Drain and all the condensates drain lines to assure they are clean & free flowing. CO2 cost will be included in the contract, must be billed to the monthly invoice. 7. Complete operational tests of the equipment 8. Provide a summary of maintenance conducted, and recommendations shall be submitted to HFFRF at the end of each monthly visit
