RTD would like to perform a structural condition assessment at the Lincoln Parking Structure located at 4681 Station Way in Lone Tree, CO 80124. Following the condition assessment, a 5- year Asset Management Plan will be provided to indicate needed repairs, retrofits, maintenance items, etc. to ensure longevity of the structure. The consultant will provide construction documents and construction administration for year-1 and year-2 priority repairs. The intent is to identify the most critical repairs which need to be performed first (Year 1), create a repair package for those repairs, perform the work, create a new package for the next set of repairs (Year 2), etc. Construction Administration will follow the same format. While the intent is to create two separate design packages, they can be created at the same time as appropriate. Splitting up the repairs this way will mitigate potential budget issues for construction. See the attached Lincoln Structure Drawing April 2022 for reference. The scope of this project can be generalized by the following summary of activities: Condition Assessment: A. A complete visual structural condition assessment and report of the parking structure identifying all signs of distress, deterioration, code compliance issues, and any hazards which may be present. Non-destructive and destructive testing should not be part of the condition assessment unless visual observations reveal a potentially hazardous condition for continued operation of the structure. 5-Year Asset Management Plan: A. A detailed plan listing necessary repair/retrofit and maintenance items to extend the life of the structure, including a prioritized opinion of probable costs for the recommended repairs. Construction Documents: A. Engineered design documents and specifications for year-1 and year-2 priority repairs to be issued for construction. Document sets to be submitted for review by RTD at 30%, 60%, 90%, and 100% milestones. Construction Administration: A. Construction Administration to be provided by the engineering consultant for year-1 and year-2 priority repairs to include periodic inspections and site visits for coordination and review of field conditions as necessary
