PROJECT DESCRIPTION. A. EWA VILLAGES – BACHELORS QUARTERS The property is composed of a one (1) story building consisting of ten (10) permanent rental units, including eight (8) two-bedroom units and two (2) onebedroom units. Two (2) one-bedroom units are designed to be compliant with the Americans with Disabilities Act (ADA). There are common areas that require grounds keeping maintenance. Tenant household income may not exceed fifty (50%) percent of the HUD Oahu Area Median Income, as amended. Each unit is equipped with a range oven, refrigerator, and full bath. The property includes a small landscaped "lot" and sixteen (16) parking spaces. B. EWA VILLAGES – TENNEY HOMES RESIDENTIAL The property is composed of three (3) boarded homes and three (3) currently occupied homes, each with three (3) bedroom unit total living area of 1,024 square feet. Each home is equipped with a range oven, refrigerator, and full bath. Tenants residing in these homes are Tenants of Record (TOR). C. EWA VILLAGES – COMMERCIAL The CONTRACTOR shall provide complete commercial property management services, including, but not limited to, physical maintenance of the premises, collecting monthly revenues and fees, depositing all Project income into Project bank accounts as specified by the City, making all Project disbursements as specified from the Project accounts, providing accounts and reporting services according to procedures as specified by the City. The Contractor shall not conduct solicitation and placement activities for commercial tenants/permittees under this contract. If any interested party contacts the CONTRACTOR with any inquiry of this nature, their information should be forwarded to the CITY for discussion and consideration. The property is composed of a single-story mason building consisting of two (2) commercial spaces. The property includes a shared parking lot with fifteen (15) parking spaces.
